I use DealMachine also. I'm not sure what they use for their "enhanced search" service (basically skip tracing). 

Also check out sites like REISkip.com where you pay per search. 

I've only posted on BP and Craigslist for buyers. 

On CL I used an app called Canva to make really nice images to catch people's attention. I always thought the generic "We Buy Houses" in block letters looked cheap and generic. 

It's not hard to stand out on Craigslist with a little effort. My CL ad just directed people to my Lead Propeller site. You could just include an email and tell them what to include as far as criteria.

Save your templates in word so you can easily copy/paste later on.

Use keywords at the bottom of your CL ad to alert anyone searching for those terms.

Here's my list of Craigslist keywords. Copy and paste if you want:

Just put some effort into the presentation.

Use a spreadsheet to keep track of your buyers and their info.

When you post on Craigslist, publish your post in the Your City/For Sale/Real Estate/By Owner section.

After it's published, click on your "view post" link multiple times....I do as many as 50-100 times. This tells Craigslist your ad has clicks, and anyone that tries to flag your post (it will happen) will have a harder time getting your post taken down.

I'm not sure how they monetize....it must be from ads. There's no upfront cost.

One I heard today was the "water list" of all properties that have had the water turned off in the past week/month.

We all know the probate list that can't be easily obtained.

Any others that aren't so common or that can't be obtained by sites like ListSource?

Hello all!

Looking for an attorney in the Southwest Washington area that specializes in Real Estate and works with investors regularly. 

I went in to talk to an attorney today to have some contracts looked over for me and I feel like he wasn't too aware of the in's and out's of REI (and I'M the newby!).

If anyone knows of someone in the Vancouver, WA area or anywhere north to Longview/Kelso I'd greatly appreciate it!

@Janet Dungan I just took a look at REPropFinder.... do you have to have a secret-squirrel code to sign up? I don't see the typical sign-up page anywhere, just an "event code" field that's required. I'm guessing this is given to students at a RE event or something?

@Janet Dungan I've never heard of that one. I'm pretty invested in the software i have now but I definitely want to check it out.

All of the different software systems look pretty similar. I think the basic differences that I've seen are the layouts and the workflow, as well as a feature here or there.
