@Joseph Hummel Hawaii is not STR friendly. You have to buy in resort owned areas with existing permits which starts high

@Brenden Mitchum most of the legal locations are not self managed. There are some recent laws that are going through that may change the status of your rental

@Tyler D. Limit is based on your DTI still. If you have other VA loans it is reduced. You have to live in the property. The home has to qualify. $2mil is the upper limit of most VAs

@Sequoia Heuer I'm investing in Kansas City, MO and KS. Cash flow in that market makes more sense. I have a ground up construction project in process on Big Island. Not a lot of lenders will lend to new construction on primary residence and it can be a pain; they will lend on an investment property. You will need a GC for the build or you will have to hold an additional year for owner builder. Your budget is also a little low for a new build. Feel free to message.

@Sage Balai I know a few groups that have zoom meetups monthly. Some have meetups weekly. There are in person meetups too. Follow more REI investors and you'll see them

@Solomon Burns look at local updated laws and do your due diligence before buying. Major updates on Oahu are putting limitations on STRs
