I agree with @Mark Creason and @Todd Plambeck.  The foundation seems to currently be in good shape and any issues with water running down the hill towards the back of the house can be easily solved with a drainage system.  @David Sumner are you planning to hold this property as a rental or flip it?

I'm actually the owner.  I bought this property about a month ago with the intention of wholetailing it to another investor that simply wants to deal with cosmetics and not have to mess with the major repairs.  I already completed all of the foundation work, painted the outside of the house and replaced some siding, fixed plumbing leaks under the foundation, repaired the roof, and rebricked most of the front of the house due to the ties being broken from foundation shifting.

This is a great opportunity for someone that wants to get a taste of rehabbing without the hassle of completing major repairs.  I decided to leave the fun cosmetic stuff to another investor and instead keep my funds moving by wholetailing the property and not having to deal with retail buyers and the mortgage process.

Yes, the secondary bathrooms has been completely gutted and is ready to be finished out.  All plumbing and electrical work has already been completed.

Is anyone here investing in the Wichita Falls, TX area, including Archer City?  I'm looking for someone to partner with in that area.  Let me know if you are active in this market.

The number of emails you receive really depends on the market area you select. I did Tarrant county only and probably received an average of 3-5 emails a day. Some days were heavier than others depending upon the availability of deals on the MLS.

I met the owner, Juan Carlos, at the REI Expo in Dallas and subscribed to the service for a few months. I found one deal using their service that I bought and rehabbed. Overall, the service is pretty good for finding decently discounted properties and would probably be best for someone looking to scoop up rentals. I decided to terminate my subscription and focus those $$ on different marketing strategies. Most of the MLS deals I received didn't have enough spread for my strategy. I have nothing bad to say about the service as I did find a deal using it and the company is very receptive to feedback, both good and bad.
