@Brandon Roof I see what you're saying. There is more control, meaning there are more exits, which could lead to a higher return. Thanks for your feedback. Where do you invest? I am in Las Vegas.

REITs and Buy and Hold RE have similar returns, and in many cases, REITS surpass B&H RE after adjusting for risk. Also, in holding REITs you don't deal with tenants. So, assuming equal leverage and tax implications, what are the benefits of owning physical property vs. REITs? 

Disclosure: I have very little experience in RE investing (1 condo and 1 SFH), so I don't know crap lol.

@Ed Emmons Thank you for your feedback, but you took what I said out of context. 

When I wrote, "From my research, mobile home parks might be a solution to the housing crisis, especially if a designer figures out how to make em look sexy.", I was not referring to buying because it's sexy, I was referring to owning them as they are, and making them more desirable by making them sexy aka more socially acceptable and desirable. That in turn would change the public perception of mobile home parks, making demand higher, thus making values higher. 

That was not to imply that a property has to be sexy for me to invest, but that adding the sexy factor does in fact add value, and that the mobile park industry could use some innovation. I absolutely agree with you; simple misunderstanding.

@Seth Ferguson I am really interested in getting into B and C grade apartments, and self-storage. From my research, mobile home parks might be a solution to the housing crisis, especially if a designer figures out how to make em look sexy. 

@Michael T. I will most likely take that approach; meet talented people, and in the mean time keep working and saving so that I can bring more value to the table.
