I am currently using realeflow for my CRM as well as many other things so I've got that covered. It actually makes a world of difference. That's also where I get all my leads from as well and when I do that I can automatically save my leads to my contacts so If I get a call I can just look them up and their property info is all there.

That's a good reference however to call about 10x. I was wondering that as well so thank you.

Honestly I am just marketing for deals. I will most likely wholesale them but If I find one that would work out for me to acquire as a rental I would love to do that and get my first property. I would also like to flip a property as well. My goal for this year is to do one of each.

I am marketing to Ramsey county so essentially yea St. Paul. Absentee owners are my target for this campaign.

I just finished sending out 475 postcards in 3 waves so the last wave just went out on Saturday. I'm guessing the first two have hit for now and I have received 3 calls so far.  2 of them seem to be quality leads so far and one was a "take me off your list" call.

This is my first marketing campaign so there is a lot of learning as I go. I will be sending out a typed letter in a hand addressed invitation envelope for the next wave to the same list. Hopefully I can get a higher response rate from those.

I didn't think about doing that for section 8 housing. Thanks for that tip.

Also, I would probably just find a realtor to work with who could probably help me out with MLS stuff for the time being and get my license at some point down the road.

I have a quick question.
If someone calls me form my direct mail campaign and I cannot answer the phone at the time, am I allowed to call them back if they do not leave me a voicemail or message. Can I just use their caller ID# to call them back or is that considered solicitation?

I am not sure about the basement. That is something I am wondering as well. I am going to look at it this weekend so hopefully that should answer more of my questions. I currently do not have any rental properties so I may look at adding the property to my portfolio as an option as well.

I dont have it under contract I am more just getting info on whether it is worth looking into more. I am just getting started in my marketing so I am new to all of this. 

The lot is about 5000sqft and it has a huge detached 4 car garage. 

I believe the property is worth about 85k as is. It doesnt need much for repairs (mainly cosmetic if any) and there are already tenants in place. Its not next to any colleges and it's in a decent neighborhood.

I have a small property I am looking at getting under contract that is a 1 bed 1 bath at only around 600sqft. It is currently being used as a rental property. Would it make more sense to try and market this to a potential rehabber or someone who is looking to get more rental properties?

I know smaller 1 bed 1 bath units are harder to sell and market but I am curious if anyone else finds value in flipping these types of properties or if this should mainly be marketed towards a rental investor.

Of course all of this depends on making sure all of the numbers work out, but I am more interested in the big picture.

You have to be diligent. Most people don't respond to a mailing until after several times being contacted. Try handwriting the address on the envelop or having them printed in a handwriting font. This will increase your chances that they at least open the envelope which in turn should increase your response rate.


Try to mix up your mailing pieces (postcards, typed letters, yellow letters, etc.) and rotate them. I am currently mailing to the same list every 3 weeks. To me that seems frequent enough for them to take notice to your mailings but not too frequent to where it would start getting really expensive.
