This is a good topic. I just started sending out postcards and I am about to send out a wave of letters. I have included my email as well as my website along with the phone number. I never really thought about it but that may cause some people to cop out of calling you when they could just email you or look at your website.

I will have to track my response rates and see if it does make a difference.

Do you think I should remove my email and website from my next wave of letters??

Thanks for the Information everyone. 

I am in the process of taking calls and acquiring leads and I have yet to do a deal so I am just asking questions as they arise to make sure all my ducks are in a row.

If I am operating under an LLC and I am trying to get property's under contract to then either assign or use some other strategy do I put down my LLC as the name of the Purchaser in the agreement.

I would assume so since that kind of seems to be the point of creating an entity. Are there any instances in this where you would have to include your actual name? For instance would I put my LLC as the purchaser but then would I have to include my own name for reference sake or is the LLC all that needs to be listed on the agreement?

Not sure if you have resolved this issue or not with finding an attorney but I just wanted to chime in and recommend liking into legal shield service. It's a monthly rate legal service and they have quite a few benefits with their service. They help with entity structure and setup but they also review your document sand will send letters on your behalf up to so many per month.

If you use your legal services enough to me it would seem to pay off.

It is hard to distinguish because it seems like they are reffering to primarily licensed agents and brokers which I am not.

I just started using Realeflow. It seems to be a pretty well rounded software. It seems to do everything you would need all in one package. They have tons of features like :

Website templates, lead sources for direct mail, repair estimator and rehab planning tools, not to mention it is also a CRM. You can also create direct mail campaigns and have them mailed right from this site. I recommend checking them out as well and see how they compare to features and price to all the other programs.

Definitely check out your local REIA club as well. Great place to network and learn.
I am from Minnesota but I will be moving to Utah at the end of the summer so hopefully there is some success to be had in that market.

I recommend getting your leads else where (outsourcing the task). Yellowletters.com will provide you with leads as does several other websites. Try using listsource to get leads and maybe see what they price compared to others. I know in Listsource you can get fewer leads if you don't have the budget to buy a huge list right now. I think the minimum purchase is $50 which is around 300 leads I think.

I personally get my leads through my CRM/Back office software. Something worth looking into once you get going.

Right!. That's what I have been thinking but I am just unsure of how it would play out with giving people cash for those referrals.

I cant seem to find anything on it that would advise me to act otherwise so I think I am going to put it in my next wave of letters and see what happens!
