Post: Land contract creation help/guidance

I hope this is the right category for this question. About a year ago, my father in law helped us out by first offering to provide the down payment for a home. After we discovered an issue with our credit, he ended up purchasing the home in his name. The end goal is for this to be our home, in our name, and our equity as when child #2 comes along we will need to upgrade. At closing, it was stated that I order to take ownership of the property we would have to from a Land Contract. My father in law is a farmer and a reasonable man who says “if you want something from me, okay, but you have to do all the leg work.” (Which means, I bring him forms and documents for the land contract, he signs them and goes about his farm with little to no hassle to him.) I’m looking for help getting started with this but I’m not sure where to start. Layer? County municipal building? RE agent? My wife belongs to the same bank that the mortgage was originated and she pays the monthly mortgage payment directly to the bank each month, I just paid property taxes not too long ago, all utilities are in my name. The only thing in his name is insurance (which I set up) and the title. Any and all help is much appreciated.

Hello BP,

There is a property that I drive by everyday on my way to work that looks like it’s vacant. Broken windows, over grown lawn, roof is in bad shape. I found the phone number of property owner. It looks like it’s an Investment/construction group. I’d really like to know more about it as it’s sitting in a desirable location. Do you have a script when cold calling? Key questions that you ask in succession? Key pieces of information you need to obtain right away?

@Damaso Bautista I meant if you had potential partner that you might have met at a general zoom meet up on on BP. Some one you would like to partner up with on some possible deals in your area that you know best.

Hypothetically, if an investor or person of interest were coming to your town to meet up with you and discuss your market. What 3 items would be a must have for you in your briefcase, backpack, pockets, purse, Fanny pack, etc...? Would it be Business cards, list of potential projects/properties, your mission statement, cell phone, Candy....?

Hi, I'm a beginner/ aspiring RE investor from Oxford, Ohio, home of Miami University. Reading, listening, learning for the past year and half and I want to get out and meet with other investors. Oxford is filled with opportunities that I feel have been passed up or forgotten about and the housing need continues to grow. Would love to bounce ideas off and get to know others! Hello BP!

There is a house in my home town, 3bd, 1ba, 943 sq ft. That sits in the middle of the “mile square” right next to campus. All the houses in the Mile square are student rentals. This house looks abandoned (broken windows, no cars, unkept yard). Upon a property search it looks like it’s owned by an investment/construction group from a neighboring town. I can’t believe this thing is unoccupied! Student housing here increased during the throes of the pandemic as second year students were able to live off campus. The house could be rehabbed yes but, there’s also enough room on the lot to possibly even tear down and build bigger. This thing is a buy and hold dream. What would be your first steps for this home and/ or other homes and lots like it? For me I’d have to raise funds to do anything but with it being a student rental, this thing will pay it’s self back in no time.

@Richard S Myers dude!!!! Get out of my head!!!! You just explained exactly how I feel/think. I feel like I’ve studied and learned a lot on my own. I have a pile of wood, nails, nail gun, saw,etc.. at the bank of the river. Now just what to do with them?!?
