Hello BPU!

I'm looking into trying to obtain a seller financing deal with an owner of a property. We plan on living in the SFH for a year or so then move out and leave it behind as a rental. How does one gather equity while paying to the current owner before refinancing into a conventional loan? How do my payments get recorded? Down the road equity seems to be my best friend in starting/continuing my investing career. Thanks for the help in advance!

Hello BP!

I am currently pursuing my first home for me, wife, and unborn baby girl. Owned by a family acquaintance, rented to my grandmother for several years. Good condition, Small 3 bd, 2 bath, college town, rentals on either side. My plan is to live there for about a year and a half and leave it behind as a student rental. Building my wealth one house at a time! My question to the BP universe is. After running the numbers, accounting for a 10% property management service and still clearing a tiny amount of profit(more to add into capX). Is it wise to get in bed with a PM company right away? What would be the down sides of never doing it myself? Would not having to worry about it help my investing career move quicker? Thanks for the help guys.

Found out I was on the CAIVRS list. Had no idea it even existed! 2 more years until I will become eligible for even being considered for an FHA loan.
