BP Fam - can someone please point me in the direction of any lenders that are offering HELOCs on rental properties in the Indianapolis area? I've got a SFH there that has about $125k in equity (50% of home's value) and I am struggling to access that capital. Any ideas or leads would be greatly appreciated. Thanks!

All - I'm hoping someone can help give me some advice on how to set up my bank accounts with some future LLCs, and which banks folks recommend.  I have two rental properties and am looking to put them into separate LLCs.  I manage these myself and would like to keep my bank accounts as simple as possible.

I see three options for setting up the accounts required for my LLCs and would love some feedback on what folks think or how they do it themselves:

Option 1 - For each LLC, I set up a checking and savings account. I don't like this option because as we gain more properties, this will create A LOT of admin work.

Option 2 - I set up a third property management LLC that manages the monthly finances of the properties and pays for all repairs and admin associated with each property.

Option 3 - Instead of a PM LLC, I create a holding LLC that owns the individual property LLCs. That holding LLC will then also manage all of the finances associated each property-LLC.

I've seen plenty of content out there about LLCs and the different strategies associated with them; but I've hardly seen any content regarding how to set up one's bank accounts.  Any pros/cons or other feedback that people have would be amazing.  Thank you so much!

I'm a long distance investor interested in the Indy area and need the help of a part time project manager.  Initially, the demand will be about 5-10 hours per week.  This may grow over time.  General job duties will include site visits, coordinating with contractors, and syncing with me 2-3 times per week.

No previous project management experience is required, but it is desired.  Please DM me if you are interested in this opportunity or know someone who might be.  Thank you.

I primarily invest in the Indianapolis area and find myself in need of a quality CPA.  If anyone has any good recommendations for a CPA that invests in real estate themselves, please let me know.

Hands down I recommend Innago.  It's free and can do everything from rent collection, track expenses, field maintenance requests, field new applicants, etc.  It's super user friendly and comes with an App that's just as user friendly.  I just switched to it for our rentals and it's been great so far.  We also made the decision after lots and lots of research into which software to pick. Here's the blog we used to start our decision process - https://www.biggerpockets.com/...

Hope this helps!

@Ryan Davidson Great to hear from you! I'm in the team building phase right now, so please feel free to share whatever contacts you have. The bigger I can build that rolodex, the better off we'll be. And we'll for sure keep you in mind for future PM needs. Thanks!

I am a long time listener/reader of BP content and a first-time poster.  I'm originally from Indiana, but moved away years ago for college/career.  However, I still visit often to visit family.  Since my job requires me to move around every few years, central Indiana makes the most sense to invest (it's an area I know).

All that said, 2022 is going to be the year my wife and I get off the bench.  We own one rental property in Fortville, but we're looking to speed up and scale our business.  In order to do this, we need help building our team on the ground.  If you or anyone you know has good referrals for the following team members, please let me know!  Cheers!

- Investment-oriented realtors

- CPA

- Lawyer

- Insurance Agent

- Hard and Private money lenders

- General contractors
