That was EXTREMELY helpful, thank you so much. Basically where I have been getting the info from is the only place to get the newest info. Which is a bummer since it gives me so little time from posting to sale date, but I do know banks are pretty flexible here with the sale date and are willing to push the closing date back if there is a contract in place to purchase the property. Again, thank you for making that so clear!

I am a wholesaler in Michigan and would like to start reaching out to potential sellers who are in the pre-foreclosure process. I can't seem to find any info to get a list of all of the pre-foreclosure properties (at least in kent county). I've reached out to banks, district courts and county to find where I could get a list. They all tell me to got to Legal News because all mortgage related things are posted by them. Issue is, all of Legal News' info is properties going into foreclosure and being sold in a 4-5 weeks at auction. I've done deed searches and look at different documents filed. Nothing gets posted in Notice of Default. Most things are posted under some sort of lien (Lien, Misc. Lien, State Tax Lien, Fed Tax Lien. Very rarely are there postings in Notice of Judgement of Foreclosure docs and Certificate of Forfeiture of Real Property. Lastly, majority of of liens are posted in Judgement Lien Documents(JLD). I have found the JLDs to be mostly from credit card companies and banks, but I am still unsure if that's what I am suppose to be looking for or not. I know I can still reach out to the foreclosure lists and I do. Just looking to get a head start I guess you could say. Any pointers on where to go or to look to find the list would be unbelievably appreciated. Thanks in advanced!

@Ke Nan Wang It's in a HOA so I did a quick read on their requirements which did help because I know their minimum size and other requirements, so thanks for that. Unfortunately, no land has been sold in the area from what I can find so I can't run comps that way. I did find other info so I'm much closer in determining the price. Thanks for the help.

@Barry Ruby That's kind of what I've gathered so far. I just don't know at the moment what the cost to build in my area is, so I'm reaching out to some people to get a guestimate.

 @Justin Hammerle how would I go about doing that? I'm guessing the city/county would need to come out to test, or would it be done independently?

I'm starting out in wholesaling and I have a seller looking to sell a property where the home had a gas explosion and is completely destroyed. I tried getting a price out of the seller, but they have no idea and are completely lost in the whole situation. It's in a very nice neighborhood near a golf course and great schools. Homes in the area are selling for around $450k-$500k depending on size (3k+ sqft, 3bd+, 2ba+). I haven't called any builders and plan on doing so, but I just wonder if there is a quick, dirty way for me to get an idea on the land price outside of the land value on county website? I posted this in another forum but wasn't sure which would be the best spot so I'm putting it here as well.

I reached back out. It's a semi-odd situation, but we are getting there. I reached back out today and already received a response. They wanted to talk to the seller first about the information and what to send (not exactly sure why they needed to do this), but said that after their meeting this afternoon I should receive the info today.
