@Adam Widdicombe That's a good point. I will have to think about it. Because you are getting the same thing as a GOOD turn-key property, but just with actual equity left in the end. Then we just charge a management fee to source, rehab, and tenant the property, connecting the investor with daily updates the entire way. All with a strong and reputable team.

It's actually easier than you think. You have to just be willing to make less than a retail flip. I can make fully rehabbed properties in decent areas after rehabbing and after my fees, and leave 10-20k real equity in the property and 8-11% cap rates. I can find those deals all day long. That's one of the reasons I just opened this program.

I am looking at setting up a program for helping people do turn-key rental properties, and I am wondering what people are looking for exactly when they are looking to rehab properties and and rent them out? What is your criteria? What pain points have you ran into working long distance?

Purchasing for long-term rentals, Kansas City is one of the best markets in the nation. Great rents, lower real estate prices. It is an okay flip market, but there are better markets for flipping.

@Richard Olshove I am a GC, Realtor, and investor as well. I don't really help with acquisition beyond comping the property and establishing a renovation budget unless I have an equity stake in the deal, but I helped dozens of investors past. There are plenty of wholesalers out there to pick up deals. KC property group, Fidelis Properties, House Max, Peter Grunder

However, I would rarely trust an agent to find me a property, that's why I became an agent myself. They always inflate the sales price and under-budget the renovation budget. PM if you'd like to connect.

@Clay L. Really anywhere in the northland for a duplex is a great area to buy. Liberty is the strongest community, but gladstone will probably give the best return on investment. PM if you'd like to connect
