I'm going to give it a try and see how it works out. I think he now has a $1 15 day trial promotion. In terms of finding distressed property I believe you still have to do that due diligence but in terms of keeping an organized work space and tools and resources i think his software is pretty much competent on delivering that ease of hassle to you.

Does NY adhere to this 70% formula that wholesalers use to get their MAO to the seller?

for Ex: ARV(.7)-repairs-fee=MOA

To find the ARV of the subject property...

I usually find about 5 similar comps & divide each of their sold price by its total sqft, get the average price per sqft of the comps then finally multiply the average price per sqft of the 5 comps to the subject property.

Is this the standard way for finding the arv of a property in NY? If so, what techniques are there to expedite this process?Show lessREPLY

Pick one strategy learn the ins and outs of generating leads from that strategy your using then expand once you've successfully closed deals and feel comfortable with trying a new strategy. If you spread you self out too thin you might not get any results!

@Benjamin Ortiz It's best you start off getting an offer accepted by the seller(s) since it takes more time to get an accepted offer than locating a cash buyer to close your deal. You do not need any personnel to wholesale, however it would enhance your success in generating leads and closing deals. As far as your assignment contracts, in Wisconsin you can speak with a real estate attorney or title company to get a hold of Purchase and Sales Agreement and Assignment Contracts. (Do your due diligence). For repair estimations get contractor bids you'll find a contractor(s) at ... Home Depot, Menards, Lowe's, etc... You can learn to get repair estimates on your own or get contractors to calculate them for you.

@Abel Curiel I made an offer and the listing agent asked for proof of funds however the owner was not content with my offer. I am in Brooklyn New York.,

Yesterday i was double dipping with listing agents and was giving the opportunity to wholesale an apartment, today i checked out the 1st floor unit Co-op and was able to see the repairs needed to turn the unit into a residential, its going to need a heavy repair. Being a beginner wholesaler should i pass on this opportunity and stick to wholesaling houses or should i take on the challenge to wholesale this 1st floor unit Co-op. The owner is really motivated!!
