Finding after repair value and Wholesaling offers in New York
Does NY adhere to this 70% formula that wholesalers use to get their MAO to the seller?
for Ex: ARV(.7)-repairs-fee=MOA
To find the ARV of the subject property...
I usually find about 5 similar comps & divide each of their sold price by its total sqft, get the average price per sqft of the comps then finally multiply the average price per sqft of the 5 comps to the subject property.
Is this the standard way for finding the arv of a property in NY? If so, what techniques are there to expedite this process?Show lessREPLY
