@Jose Alonso how did you find your duplex? I want to do the same. I want to owner occupy as well. Did you use a wholesaler or went to networking events?

@Carlos Rovira how did you find this triplex? I want to purchase my first multi-family in Miami to owner occupy. I was thinking little havana or little haiti.

So I was thinking with the luxury condo market slow down and the large inventory we have currently (some condos still under construction, I work on one) there will be deals on older condos next year. Do you think it would be a smart move to buy a condo as a first deal and rent it out (possible AirBNB)? I know i would have to consider taxes and HOA fees, but depending on the market demand which is high enough, it could still cash flow. People made a killing buying condos at a steal the last recession. Also I wonder if it would be possible to refinance that condo in order to purchase another that I could live in. I'm interested in the Brickell and Edgewater/Omni areas.

@Account Closed no I have not made a purchase yet. I was told I need to have more saved for a down payment. Seeing there is a slow down in the luxury market I was playing with the idea of buying an older condo and renting it out (or AirBNB). Maybe refinance that and buy myself a condo (still living at home). I really want to move to either the Brickell or Edgewater/Omni area.

@Drew Bell I would heed the warnings of the people about the degree. Florida pay scale sucks so getting an advanced degree might be a burden as oppose to a help. I am looking for a job in RED as well. I was advised to take courses instead of getting a full MBA. I plan on taking courses online from U Penn or Illinois (still researching) and getting certificates. That way I have something to show without going into anymore debt. I currently work in construction management.

Hello folks,

I am planning on buying my first property at the end of the year or the beginning of next year. Right now I am looking at potential places to buy. I want to purchase a multi family unit (duplex, triplex, etc.) live in one unit and rent the rest. My issue is deciding between southeast Broward (Hollywood,Hallendale, etc.) or Miami east of I-95. In Miami I want to live in an up and coming neighborhood such as little  Haiti or Little River and buy more property in the area as it slowly gentrifies. Broward I am sure to get something cheaper but I miss out on appreciation of the Miami neighborhoods. I work in Miami near the airport and live in Coral Springs (northwest Broward). Any suggestions on where I should buy?

Hello folks

I have a big decision to make.  I'm looking to buy my first property. Currently I live at home with my parents in Coral Springs, FL and my plan was to save up and look for a duplex in the Miami area. I work in Miami so my commute time is almost an hr one way. I have an opportunity to purchase a home for 10k 3/2 decent condition (what I've seen from pics) in north Miami beach (not to be confused with north beach in the city of Miami Beach). My commute time will be roughly 30+ from there. I wanted to move closer to the city because I figured long term it would yield a better return and I hate commuting in our traffic. North Miami beach is not a nice area but it isn't a ghetto but it isn't near anything. Any advice?
