George Lods hey thanks a lot for that referral! I just talked to Phil and he referred me to a great agent down there and Laurel. That agents name was Ben and he owns 10 investment homes there in Laurel and gave me some great information that the next season of the HGTV show Fixer Upper with Chip and Joanna Gains is taking place in Laurel Mississippi! And that it's a great time to start investing there because there's going to be a lot of interest in that area after the show airs. Phil told me to tell you thank you! 😊

@Andrew K. I can agree with both @John Walker & @Susan Maneck in that you money will go a long ways down south. Mississippi is my home state though I now live out west in Las Vegas. I'm can't say that I'm proud to say that Mississippi has ranked first on the "Poorest State in the Nation" list for some time, but the by product of that is that home prices are really low and rental demand is pretty strong. The appreciation isn't there because there's no large influx of people or industry moving into the state to drive that but for buy and hold rentals you kind of can't beat it. 

And Yes San Mateo to Mississippi would be a HUGE culture shock LOL

Man, I've got to attend next months meeting. I'm investing in Mississippi instead of Vegas but figure it will still be good to network and meet fellow investors here in Vegas as well. 

@Benton Bell Good stuff. I'm making an offer on my first down there in the Hattiesburg / Laurel area this week. I live out in Vegas but I'm from Soso, MS and my family is there and in Laurel MS. My sister knows every inch of that town and virtually everybody that lives there including the people that work at the courthouse / assessors office etc. The prices are a much lower barrier to entrance than here in Vegas. It's gonna be fun :-)

I'm looking for a good Real Estate agent in the Hattiesburg / Laurel area of Mississippi. I've called and emailed multiple agents and either haven't gotten a response at all or it takes days to get a response. I know things move a little slower in southern Mississippi but there has to be at least one go-getter agent in that area. I'm paying for my sister that lives down there to get her real estate license just so that she can be my agent to submit my offers :-) , but I still need someone to work with in the mean time. @Susan Maneck any ideas?

Michael Swanigan I'm interested in this as well. I'm in Vegas but from mississippi and I'm looking for a hard money lender as well for mississippi deals. Already got my eye on one that I can pay cash for but need the rehab funds.

Welcome @Anthony Griffin ! I'll definitely pull your ear in the future about your commercial dealings. I'm very interested in that side of the business. It's so diverse in the things that you can invest in with commercial real estate. Good stuff!
