@Lien Vuong thanks so much for the info. Nothing is sold recently that's 3bd 2bth in there last 90 days. I'm guessing it's ok to look further out for comps at this time?

I recently acquired a property in West Philly for 85k. Recent sales of renovated properties are about 175k. Any tips and tricks for ensuring you hit your target ARV?

Hi everyone!

Hope everyone is safe and healthy. I'm starting a rehab project in West Philly. I'm trying get an understanding of the best rehab projects to hit my target ARV. There are some pending/sold homes in the area(<.5mile) that are going for 170-190k.

Is the general principal to renovate and pick projects that make it look like those pending sales?

I'm working on a rehab in West Philly. Any tips and tricks on ensuring I get the best bang for my buck for the rehab?

Based on recently sold at the "premium" end of the market I'm hoping for an appraisal around 170k. Are there any other tricks to hit this mark?

@Austin Ojimgba have a good credit score (780+) however this would be my first deal in a COVID impacted economy. I'm guessing that second part will work against whole working with HML. Thoughts?

Hi Everyone! Hope everyone is safe and healthy.

I recently came across an REO property that would take all my cash to buy(55k). The ARV of the property would be be 150k conservatively.

Since all my cash would be used for the acquisition I'll need to get financing for the renovation portion of the BRRRR process.

Is money for renovation still easy to come by in Philly? Will the fact that I won't have any cash left work against me during the underwriting process?

@Kenneth Garrett thanks for all the great information! I see you listed misc at 10k. What do you expect to fall in this bucket? 10k is a good chunk of change to drop into a misc bucket.
