Hi there,

i just closed on a deal on a deal with the same situation. I had my realtor make sure that the seller knew that one of the units had to be vacant in order for me to meet loan requirements and that the deal wouldn't close if not. I would ask the seller if one of the tenants  maybe already wanted to move or would be willing to if not write it as part of the deal and the seller would either have to get them out somehow or find another buyer.

I agree with Jon you should try other lenders, maybe a local bank or credit union.

Hi i'm Bobbie, 28 y/o plumbing and heating mechanic.  I've been browsing the forums for a few weeks now. I just closed on my first duplex this morning in  Sacramento,Ca and i figured this would be a great time to introduce myself.
