Private money would be a good way to go. The deal, your experience and how much cash you have would be factors

hard money is sometimes easier to secure as it is mainly based on the deal. although most Hard money lenders would probably want you to have done a few deals b4. Family and friends money is a good way to enter the game. Also fix and flips are a timing thing and you would usually be moving fast, conventional could possibly slow the process

@Norma Guardado definitely shop around. Different lenders for different situations

4k seems a bit pricey although I haven't had a look at it I'm sure it could be done cheaper.

I agree with Parker and also fujitsu has  a heat pump system that has one outdoor unit with ability to have multiple indoor units/zones. I have installed the Fujitsu systems multiple times and haven't had any complaints over at least 8yrs. Also the units or installed in northern CA
