Maybe gather a list of multiple buyers so that they can basically bid you for it? So if one backs down, you can offer to the other.

@Elisha Ballard Thanks for saying hey! I'll be curious to know what you find out about those records. Do you know which law that is? I have heard something similar about pre-foreclosure properties in the sense that the law is stacked against wholesaling them. To what degree, I'm not sure (maybe someone else can chime in on that).

Does anyone have tips on where to start marketing for wholesale deals in Washington State? I plan to do direct mail and have heard some unfriendly things about King County (any thoughts on that?)

I'd like to get some ideas of good places to start or maybe even to steer away from. Also, if you mention your area I'd love to get with you and help out with marketing! (and maybe learn a few things in the process)!

I would suggest going to your local REIA meeting and network with people there to see if there's anyone looking to buy in that area of Georgia where your deal is located (you might get a long distance investor based in Oregon!). And if not, try asking if they know of anyone who buys in that market. 

Also, you could try posting it on the BiggerPockets marketplace.

Hi everyone,

I am looking at getting into some wholesaling here in Pierce County, WA, and surrounding areas. I was wondering how many of you use a website as a marketing tool written on mailers or business cards? My inclination is to think that people tend to see you as more of a legitimate entity if you have a web presence, but I wouldn't really know in terms of wholesaling. Also, I feel like sellers would want to do some research on YOU too since you've done so much on them and their property.

What are your thoughts on this? Thanks!

I would like to know how lenders typically view rental income when applying for further loans/mortgages. Do they view this income as part of your gross monthly/yearly?

I myself have a W2 job and make an about an average wage in the professional world (for WA State) - would they add the rental income to my W2 gross or does it factor differently somehow?

If so, is there a length of time required to have held the rental property with it producing viable income before they can count it?

You could start by doing a search on BP for "wholesaling" and read some of the blogs, there is a lot of great information. Also browse through the podcasts, there a lot of episodes where they interview people who do wholesaling. I am just getting started myself and those have been very insightful.

Also definitely see if there are any real estate groups in your area. 

You could try to meet up with someone (from a group or from BP contacts) who does wholesaling and see if they're willing to give you the scoop (it can seem really complicated if you're just starting to learn) or maybe would go in on a joint venture with you.

This is what I am trying to do right now and so far several people from BP in my area have been willing to meet with me!
