Well I have to say that Saturday was an interesting day. Saw quite a few people. Nice couple from CL early 30's one kid non smokers no pets ended up saying they want the place. Will come during the week with check and to fill out paperwork. The yard sign thing ended up getting me a lot of calls from an apartment complex down the road that has all kinds of characters. They are used to "everything included" there but then the rental costs are much higher and they are in large 200 plus unit complexes not a 2 family house. There is a big difference in the way you live from one to the other. The people that want the place definately don't want the 200 unit type of living. So I guess pending their check and background stuff I will hopefully be on my way. Thanks for all the advice in here.

Ed thanks for the good info. This is a two family house and I live on the second floor, renting the first. The first people that came were early 30's and very down to earth and not in a hurry. Seemed like the type I would like to have here. Some other calls sound shady. I definately appreciate this kind of advice.

I also got a call from a woman that spoke broken English and I could hear a little kid hollering in the background. I guess I should not judge people, but this sure seemed like something I would want to stay away from.

First of all thanks to all the people that gave me advice on advertising. Got a sign in the yard and I'm on craigslist. No less than 5 minutes after post on CL, somebody called my cell. I was laughing and had to try and stop when I answered the phone. Those people came today to look at the apartment. Seemed like nice stable people mid 30's but the girl had a notebook and they said they are "looking" for at least the next week. She was looking around the place and writing stuff down. I kind of felt like "I" was on an interview and had no idea what they were thinking. I guess it will take some time to get used to this.

OK one more question for the landlords today and I should be good to go. I know I need to do credit and background checks but I haven't seen on any of the sites that provide them how they actually work. I would assume a good rental application would provide all the info I need but how do I actually go about doing the check and how does it work? Sorry for the dumb questions but I just can't find the answers like I said on any sites that actually provide you with this service. I've had people tell me to join Arpola. Advice is appreciated. Thanks in advance.

Thanks. I've been looking at the credit/backround checks and will definately do that before letting somebody sign a lease which I've looked over also. Some people have said you get a lot of nut jobs on Craigslist but I guess you can get just as many from the newspaper.

Not sure where to put this but I've been working on an apartment for the past 5 months and it's finally ready to rent and I'm new to this renting thing. Need to advertise and was looking for opinions. Newspapers seem extremely pricey for a line or two and some people have told me to put it on my local Craigslist? Who thinks thats a good idea or not? Thanks.

I appreciate the advice and I am definately going to find a good real estate attorney and make sure everything is covered and I don't do anything that is not legal after all the nonsense I've been through just with my daughters friends. After my daughter moved back in with me I gave her boyfriend notice that he had to go in 30 days. His rent for a year and a half was always 20 days or more late and he never paid the utilities and my daughter had enough of him. I kept things civil until he got out about 35 days later and then she dumped him, heh heh. She waited until he was gone to make sure we got him out. Now he calls me and tells me what a bunch of aholes my whole family is and how he's so glad he's done with us. I asked him if he had any clue why he was asked to leave and he started saying I don't give a "F". At that point I hung up. I am really amazed, at how somebody can move into an apartment, and not pay their bills, and then you are the scumbag for telling them to leave. This kids own mother is shutting off his cell phone on her plan because he has not paid her. He has a long history of not paying bills and I'm sure he has no plans to change. I will make sure everything is in writing and signed before I let anybody back in thats for sure. The 10th of the month for the rent is ok. That would be actually good compared to this guy. I have a lot of reading to do on this site. Thanks for all the advice from everybody.

So if I use a state specific lease, which was what I planned anyway, I can add to it, such as no smokers, no aggressive large dogs, things within reason? Does it have to be notorized or anything like that or is it legal as long as they sign it?
