It might carry more weight if you keep it coming from others-can you get her personally involved more? Maybe join BP and watch some podcasts? Avoid any over the top snake oil pitches and there are more than a few. Also some conservatism as a balance is not a bad thing either. Once she sees income her attitude will change; just have to get that first pickle out of the jar!

@Jo Zhou there have been some outstanding suggestions about senior services and veterans agencies providing resources or funds. I agree that these people should not be put out, but also you have to deal with this in a businesslike manner. I would contact the children and get them involved and get yourself out of the loop; or before you know it you are feeling some responsibility for these unfortunate folks. Sure you can give them a month or two at no rent, or partial rent, if that is what you choose to do. But to become a part-time fundraiser on top of that; the children and/or a social worker need to step in and help with form filling, contacting agencies etc. A social worker knows where resources and money might come from and how to fill out the forms and get matters handled. I am surprised the children are not on the scene already? How do these guys even get groceries, do laundry or whatever?

I hope this works out well for you and leaves you feeling good and unhurt financially. You can be a good landlord and show some compassion too sometimes.

@Matthew Pastore Matthew congrats you did the right thing! In my mind we are in this game to build wealth; tenants come and tenants go that's why they rent. I value tenants highly, they are the vehicle to profit and I value profit way more. Never allow yourself to think "if I raise the rent they might leave". If they leave, they leave, it is an opportunity to increase the value of your investment with a higher paying tenant. We don't buy the tenant we buy the building, the tenants are either an asset or an obstacle and you have to make that call.

Burt I know what you mean.............for my part the stuff that is on the MLS today is too competitive and I have only seen one deal that worked well in the last 12 months-the rest were rejects; and I did not compromise. The last thing I want is to be scratching my head in the not too distant future saying 'what was I thinking.........why did I do that ?'

@Jay Richards congrats Jay, you have done well and at a relatively young age. Perhaps we should be listening to you rather than you listening to us? There are lots of ways to make a buck and clearly you have found a good one. Sure, learn about REI and other venues too. Stay in control of your hard earned money if you are onto something good try to repeat or increase that success. Reading your monthly Schwab statement is about as unexciting as it gets-was for me anyway!

We use Zillow and Craigslist; no need for anything else.
