In Wash state we can't discriminate against an income source. We email all prospective tenants  the same basic  requirements including among the financial: first mo. last mo. and security deposit up front. They either qualify or not; just like everyone else-it would be extremely rare that a sec 8 tenant would meet the same requirements as our regular tenants.

 @Dori Arazi I started with SFR's in CA moved on to duplexes in WA and now have duplexes and a 12 unit residential. REI is great you get to choose your focus and your tastes will vary as you move along. My path forward will be to add more multi-unit residential. Personally I don't invest in office and retail space, IMO that can be more capital intensive, and properties can remain vacant for a longer while, that can happen with residential too; but people will need a place to live no matter what.

In the contract I have with a PM they do 'best efforts' but do not bear any financial responsibility for anything. It seems as though in this case the landlord did not take charge of the problem, but all we have to go by is that news account. In any event the landlord is responsible for providing a safe environment and he/she did not appear to do that and got seriously whacked.

I have been following along this thread and I'm not in this league; but I'll chime in anyway. I have a 12 unit building in Aberdeen wa-I bought it last year. It works out at 53K per door and the average rent is 675 per unit. The building has been full consistently according to past financials, and currently provides a decent cash flow. I am looking for another building like it; but they are not easy to find. I like my investments to be no more than an hour from my house. This is a great thread y'all got going here!

Adam congrats on finding a deal and looking for advice and partnering. Two big steps already. You have received some great advice here and I will just add one thing. A caveat; you said 'you love this deal'. Don't. Love is the worst reason to do a business deal-even if you did not really mean it, make sure you are not even thinking it, or feeling it.  ;<)

No matter what the property type I always take my ROI goal into account and that is what my offers are based on. Built in 1961 get an inspection done by a licensed inspector. Make the offer contingent on the inspection, and often real negotiation takes place after that anyway.

The market is crazy. I bought a duplex in Nov 2015 for 270 and could sell it today for low 500k-and I have done nothing other than paint. But then what? If I can't morph into a bigger multi plex, I am just keeping it, and I know I am not the only one with these kinds of 'gains'.
