Yes, I think I read that you can, I found that in this book  building wealth one house at a time -schaub, or the new York best seller Real estate to riches.  and Jeff Adams Bank owned properties. Not sure what the formula is for that, I forget. They did mention a lot about what the IRS doesn't want you to know in these books . check it out. -Barbie

Did  you ask him what his intentions are? Will he fund and you find? If that is it ...that's awesome..he'll fund the money, you'll find the property do the formulas and you both split the profits. He must know you have the experience in dabbling and made some money in the past and want to get on the train!

I myself started at your age. I graduated in 1983, I missed at least 1/2 year of school (I hated school) I never thought I would ever use what they taught me) my student councilor said that I wasn't going to amount to anything and asked me what I wanted to do with my life. I told him I wanted to be a real-estate investor. Excited to hear his thoughts I mearly got nothing from him but a smerk and said I probably wont amount to anything.  We'll. I proved them wrong! I make more than the average person going to college or went to college. I never wait for someone to write mepaycheck out. But learned from the school of "hard Knox"-The best education you will ever get out there. Learning by your mistakes. You know like riding your first bike,,get up and start over again again till you get it right~

Self motivation is a important part of success! Good work ethics like ..you don't stop till you drop! If you want to succeed ..FOCUS, SACRAFISE, SELF DISAPLINE the key players in success. We would of never learned to walk when we were little if it wasn't for the bump and the bruises . Remember it is not as easy as it looks on TV. They just show the results in a 1/2 hr showing! LOL!  Good Luck Kiddo!

Should I purchase this run down double wide trailer on a lot that does with it,but not attached? or should I purchase a foreclosure 3 bed house, rehab and sell? What would you do??

I also have rentals and SFH, I tell my tenans if theypay on time for one full year I will in house finance them one of my SF homes. Yes! who wouldn't want that with bad credit! Incentives! yeah!

 I don't know why they didn't use the income form your apartments to buy the loan. Unless the amount you are paying for it doesn't justify that the  rent money wont cover the loan payents

I myself have rental properties duplexes and SFH and commercial. I just came across a deal with a double wide on land and doing rent to own as well. I heard there is a lot of money to be made in trailers but no equity , but nice cash flow . There again Picking them up for 5k or less would generate good cash flow for retirement your tenant would def pay that off quickly!
