Good for you! It can be very rewarding as an agent and investor. You can make a lot of connections and become very successful under the right broker, make sure you you interview multiple broker after you pass your licensing exams and see which one will be the best fit for you and your goals. I found an abandoned home and after doing some research at the tax assessor's office, I found out the owner lives out of state. I mailed a letter saying I was an investor and was interested in doing an inspection and making an offer on her home. I never got a response so now I'm thinking of calling the owner. What's the best way to go about this phone conversation?

Hello BP, my name is Bryant Griffith. I currently reside in Bay St. Louis, MS on the MS where i am a licensed real estate agent going on 2 month. I'm currently working on building a network of clients, agents, brokers, investors etc. in my area and also the entire state, to help me along my real estate career. My short term goals are to get my first sale, start building capital aid in real estate investments, and find potential partners for real estate deals. Long term I want to purchase, fix and flip at least two homes within the next year, and purchase a 2-4 unit multifamily property for monthly cash flow in the same time period all while selling at least one property per month as an agent. I'm currently looking to network with investors and brokers in my area as well as anyone interested in partnering in deals in the near future.

Becoming a broker is not a necessity, but definitely an advantage to your real estate investing aspirations. You can make commission on selling your own investment properties and once your build a strong sphere of influence, the people you come in contact with like brokers, agents, clients, bankers, etc. can provide you with resources to make your investing a much more pleasant experience. As you stated you've held a license before so you know it can be costly, but that money is much better spent on acquiring your broker license than on a three day sonar by some guru pitching quick riches and unrealistic goals. I've been an agent for 4 months and my broker and also the forums on this website have influenced me so much more than I ever could have imagined. I think the broker'a license I a good idea.
