His name is Scott Sheppard with Coldwell Banker Mortgage. When you call the numbers on the website, they connect you with a lender in your state. He might not be able to help you because he is based in North Carolina. Another thing they check, is if the house is in a declining area, meaning people are moving away and values are decreasing. That could be why they want more money.

<<<<------- Not a guru, but here is my advice. Not every bank will do a homepath loan. On the homepath site, there is a list of specific lenders that do these loans. The guideline is 10% if you have 4 or less mortgaged houses and 20% (I think) if you have more than 4. I only put down 10%.

Motivated sellers (one's that really need to sell). I haven't found any yet.

That's soooo stupid. Why should they be a protected class? They're criminals for a reason and most go back to their same activities. As a landlord, I would want to know why someone went to jail and should have the right to reject them because of a record.

I lived in Hawaii for 3 years and the houses did not have heat. I think it would depend on how cold it gets.

I don't remember the exact reasons, but it came down to not being able to do certain deals. I want to do creative financing and from what they said, that is the area (example: subject to) where agents messing around is frowned upon. Maybe if I would buy more than 2 houses off the MLS per year, the license would come in handy; but since I don't, I don't see how it would help. One of the reasons of doing RE is so I can be my own boss. I don't want to have to answer to a broker. Hence, a second job.

How many deals have you done...I noticed in another thread that you are having problems getting responses on your creative financing deals...have you considered another avenue in real estate investing? Why did you choose that method to begin with if you don't mind my asking?

I only have 3 houses. I'm trying creative financing because I don't want any more houses on my credit report. My plan was to get about 5 seller financed houses and then get a blanket loan. I'm looking to buy and hold. The problem is that alot of the seller's in this small town aren't educated about these types of deals. 3-4 hours over in Charlotte (a big city), it's advertised on Craigslist all the time.

Can you give us some specifics about them? Did you personally work with them? What was their process and how much did they help you?

The company is a law firm with paralegals preparing the letters and lawyers signing the letters. I paid $79 dollars a month. There are cheaper options available. There's also no upfront costs. I tried another company and they charged $200 upfront, $100 a month, and didn't delete anything. Lexington mailed disputed letters to the 3 reporting agencies and to the businesses. I first used them when I was about 20. They deleted no less than 7 deficiencies on each report. It took about 9 months for everything to be cleared only because Chase bank held on to the very end. A friend used them also and was able to buy a house later. I think creditors take the dispute letters more serious if they come from a lawyer.

If the rental is really low income, I would do vinyl. The higher the target income, the better the flooring would be.

I don't reply on most posts because they are years ahead of my experiene and I really don't know the answer. The ones that ask for an opinion, I respond.
