In Texas, you don't have to go through probate. Find the heirs and get 2 disinterested people (they won't benefit from the sale) to sign affidavits of heirship.

You can always contact a title company. They know the steps to get clear title.

I was following up on a lead from 2016. The owner died and his wife is handling the probate process. She wants to sell. The house has back taxes and will be auctioned off most likely before the year is over. I can pay the back taxes to stop the auction, but how do I protect myself since the house is in probate? I don't want to pay then find out that I have no recourse.

Does anyone have any knowledge about loaning home owners money to pay their taxes and placing a lien on the house until the loan is paid off?

Is there anything I'm missing to help me get a better chance on scoring my first deal?

Yes, prob a different list. Absentee is hit so hard by other investors. There's still money to be made, but account for having to mail out a lot for one deal. Of course, this might not even pertain to your market.

I would add in assessed value and change LTV to 30-100%.

@Account Closed I emailed paperwork showing the owner as being on title. Hopefully, that is enough to get them to talk. Do you think I can get information if a title company requested the specifics?

How can you get information about a pre foreclosure when the person who is selling it is the owner (name is one the title), but the mortgage is in someone else's name. I can't get in touch with the person who has the mortgage and the bank won't tell the person who has title anything about the status of the house since the loan is not in her name.
