Option 1 because the numbers are too tight with Option 2. You calculated $400/month, but did you account for repairs and vacancies?

Do you plan on buying a multi family property because you can't use an FHA mortgage to purchase a single family residence as a rental.

What you described is unnecessary. Why do you want to rent from the LLC anyway?

It doesn't matter if you transfer ownership to the LLC. The income and expenses will always be tied to you bc the mortgage is in your name.

Plus an LLC is a pass through entity. It doesn't stand alone like a corp or LLC with a corp election.

Quote from @Rahpheal Hunter:

Does any one have experience with direct mail marketing companies like Wise Pelican, ReminderMedia or Mailchimp?

Im looking to create 8X8 (8 post cards in 8 week) marketing campaign where the company compiles the list of owners, design the postcard and send them out to the address. Has anyone used any of the above companies? If so what was your experience, what should I know as Im getting started?

Is your goal to list their house or buy it?

I've researched many different direct mail companies and Gobigprinting has the best prices. You can use their templates or upload your own.

Think about adding a landing page like this (cmahomereport.com) on each postcard. It's an easy, cheap, and automated way to stay stop of mind.

Quote from @Jlynn Pham:

Hello All,

I would like to provide housing to section 8 tenants. I posted my property on Affordablehousing.com website but wasn't getting inquiries. I'm starting to think that there isn't a need for housing in this area. Appreciate any guidance.

Post it on Zillow and put accepting Housing Vouchers in the public remarks. What's the address?

Quote from @Shawn Parsh:

Shanequa,

I'm not sure about others, but I would never give 50% of any deal to someone that brings me a deal. Of course I have no need for wholesalers. I offer a 1,000 finders fee to anyone who tells me about an unlisted property that I buy. Between that source and my own work I've never had a problem finding deals.

I wouldn't do it either as a rehabber.

Post: Realtor vs investor postcards

Quote from @Freddy Alban:

I market myself as an investor and often start with a cash offer, but if that's not the best option for the homeowner, I'll switch to listing the property on the market. Targeting the right list of homes is crucial in this approach. This strategy not only increases the likelihood of generating more leads but also positions you to offer the most appropriate solutions, whether that's a fast cash deal or a traditional market listing.

Thank you. I appreciate your reply.

Quote from @David Ramirez:

We market ourselves as investors and, either way, we receive so many leads that a cash offer from us isn't always the best option. Therefore, we refer them to real estate agents in the area or we proceed with a Novation.

If you want wholesaling to be your bread and butter, target as an investor and vice versa.

Thank you. I'll market as an investor.

I used List Source when I first started. The data was good. Attend some REI meetups in your area and join local investor FB groups. You'll start seeing the same recommended title companies and hard money lenders.
