The advantages of being a Pro member are disappearing. Everyone get unlimited alerts and the email feature is gone. Are they any new developments being rolled out soon to replace those lost features?

@Nathan Hartmann. Yes, you can. I don't know if it is still valid though. Biggerpockets Pro.

I bought the card first then became a BP Pro months down the line. You should do the math. See how much money you will be saving with the YL discount card vs the BP pro discount. I was getting 10% off of every order (I found a free discount code on the internet), but still bought the card because the savings were more than the price of the card.

FYI: The card is only good for the calendar year.

@Nathan Hartmann I order batches of 1,000 and I have the YL discount card. It saves me an extra 15%.

I dont like doing my direct mail in-house bc you actually have to do it. Been there done that. I pay about 35 cents per postcard from yellowletters.com

Where in Houston can I find condos in a decent area for less than $70,000. Safety is more important than price.

@Rick Pozos Nope, I didn't at the time I wrote the post bc I'm not a traditional agent. I don't list properties nor do I show buyers houses. I became an agent for my own needs. I didn't take any of the classes because most were during the weekday and that is when I'm at work. 

HAR is somewhat misleading bc there's an instant CMA tool. It is not accurate. I now pull comps through Fusion.

Joe, I aim for at least $100 a month. If it doesn't meet that criteria, I try to find other ways to make money on it.

Everyone's definition of a deal is not the same. You have to know what your end goal is.

For me, I buy 70% under ARV- repairs. The reason is because it's what hard money lenders require for not bringing cash to closing and it's a good cushion. As a landlord, I am willing to go above that number if the cash flow is incredible. I'll also buy above 70% if I get the house with subject to or seller financing because then I don't need a loan and I'll be saving money because the interest rate will be lower.

By looking only at the monthly rent and purchase price, I wouldn't buy it as a rental because there is not enough cash flow.
