Hey all, I came across a medical office commercial in Research Triangle area in NC. Don't have commercial real estate experience before. The current tenants are moving out in 6 months so the seller is listing with lower price with cap rate at 7.6%. Current tenant lease is triple net lease, NNN (tenant pays condo fees, RE taxes, and insurance). Is this a good time to get into commercial/medical space? And what is the risk that I cannot fill with another tenant with the similar lease NNN structure? Any advice/thoughts are really appreciated.

@K Sue Dorsett I agreed, I sold the property to them last week. One thing though they offered way higher price than I could sell in retail market. My agent told me that it is impossible to get what Zillow offer so why not just sell it to them, so I did. The whole process is remote, even with remote notary option that costs $20…

@Brian Sherman what about the conditional use permit that’s required when you rent over 90 days? How did the process work? Is it easy to get the permit?

@K Sue Dorsett I am curious if you went with Zillow offer. I am in the process of one as well. I got the market value, then they did the inspection, listing out the repairs, and now I have the final offer, pending me to accept. Before I do, I am just doing the same as you did before, checking if others have gone through it. Let me know.

@Sharon Wahrmund much appreciated your local insight! If you are compare a small multi-family (2-4 plex) between Statesville and Mooresville, the reason you invest Mooresville, is it because of more appreciation potential? how about the current price point, cash flow comparison, vacancy level consideration?
