I don't know a lot about Heights, but when I was checking on the 2-3 bed condos around Hoboken,  JC downtown, you can definitely see the price differences in Heights, which is much lower. But the downside is not close to the path to NYC. There are express buses that can go to NYC; there is also an area that is close to the light rail in Hoboken, which can connect to Path. Hope this helps.
