@Sean Poulos Welcome to BiggerPockets, and Asheville later this year. Asheville is a good town with an active REIA (CREIA in the Carolinas) group. It would be nice to meet you at one of the meetings once you get moved.

I would also recommend Joe Fairless's book on syndication, a lot of good information in there from Joe and Theo.

You might want to attend your local REIA groups and find out who is doing syndication and talk with them. We run a monthly meeting in Asheville where we focus on multifamily investing and syndication, we have serval experts come in during the year to do a deep dive in different areas, underwriting, financing, PM...etc.
Look for multifamily MeetUp groups in your area to connect with syndicators and their underwriters. The good ones are passionate about multifamily investing and enjoy sharing what they have learned.

@Alex Ramirez It might depend some on the size of deals you are going after, under a 100 units you will find more mom and pop sellers, I would go to local REIA meeting and network with other apartment investors, I would also talk to local bankers that like to make multifamily loans and local CPA's would also be a source for introductions, they might know of a client needing/ wanting to sell.

Once you get above a 100 units I find my time is best spent developing broker relations in the markets you are interested in, stay in contact with them, get on their blast list, go and tour properties that fit your criteria and give them sold feedback on why the deal will or will not work for you. If you stay active, tours, LOI's, closings you will get more and more off-market deals to look at. There aren't any short cuts, but if you put the effort in it will be repaid.

The Best Ever Conference is one of the best conferences I have attended. A high caliber of attendees that are actively investing or syndicating.

For large conferences, I would also vote for Joe Fairless's Best Ever Conference. The Real Estate Guys also put on serval good events per year.

To build up your network and knowledge quicker then one or two national conferences a year I would get involved in your local REIA groups to meet like-minded people doing what you want to do. MeetUp is a good resorce to find local Real Estate clubs in your area.
