FYI, post cards and letters of any color are for newbies, in my opinion.  Hope this helps...

I couldn't agree more. There are few things i hate more on the internet than obnoxious craiglist scammers. It's gotta hurt more than it helps! I was thinking one post a day, posted mid-late morning.

Thanks for your input. I definitely will continue sending letters and postcards, beacause they have been working, just not as much as i hoped so i am looking for the best additional ways to market on top of the mailers.

Hey BP community,

I have been sent out two rounds of yellow letters with a measly response rate and wondering about diversifying my marketing efforts to other free online resources like Craigslist and backpages. 

Does anybody have any tips of which categories to post in, subject titles for adds, posting body content, pictures, frequency, etc???

Also, any Do's and Don'ts especially to not get flagged or worse based on the wrong verbiage, posting frequencies tactics?

Lastly, good resources to automate this process so I can free up an hour a day for more productive, profitable activities.

Post: How to Make Money in a Falling Market

There has been an increasing amount of talk going around, for a good reason, about the economy crashing or "correcting" in the very near future. Some people think it may be worse than the "great recession" due to the stock market, some think it will be a slight correction of the "bubble" most of the major markets are experiencing, and some think it will continue to climb. 

This post isn't about if and how bad the market might be in the near future, but how to make money throughout the entire turn. Now we all know the best time to make money and really get ahead is a recovering market, but what about the year +/- while the market is falling from it's peak to the valley?

I am wondering especially how wholesalers and flippers will make money as prices are constantly dropping since buy and hold investors will mostly stop buying until they are confident the market has gotten close to the bottom.

Looking forward to hear your thoughts, opinions, and wisdom especially from those who have endured complete market cycles.

Hello BP Community!

I have a motivated seller with a rental property in Phoenix, Arizona, Laveen specifically, who is an absentee owner from Idaho. He is getting older and interested in cashing out. 

I am interested in wholesaling this house and here are some of the stats on it.

4 Bed

2 Bath

2112 sqft

6,400sqft lot

Built 2003

Rent is estimated at $1150/month

Comps or ARV for neighborhood is 180,000.

Owner owes 102k

Wishing for 160k, but knows he won't get that much from me. 

Phoenix is a rather competitive market with a small lack of inventory currently, says my realtor.

Since this house is in great shape, it doesn't have the opportunity to be fixed up for some forced appreciation and profit like your typical wholesale/flip deal, it's probably best suited for a buy and hold investor. 

What should my max offer be? Any creative solutions rather than simply wholesalling to fit this specific deal?

Hey BP Community, I had some time to kill this afternoon so I drove around the neighborhood I'm targeting in my Absentee owner mailers and came across a house with boarded up windows. The next door neighbor said it was in bad shape inside and has been vacant for a while. Zillow and realtor.com said it had been foreclosed. How do i find the contact of the bank or whoever holds title to see if it is available for an offer? What other steps should I be taking? Thank you for any advice! I have heard that before and think I will send post cards this time to the ones I have already touched because they are a little cheaper. Thank you for the tip!
