I have lived in Phoenix my entire life, but brand new to REI. Looking to get into wholesaling until I have some capital and experience to get into flipping and beyond. My mom has been an agent out here for about 15 years. Let me know if there is anything I can do for ya while you're here!

Post: Sent out 525 Yellow Letters, with only one call back. Need help and advice!

Hey BP Community!

I am a brand new wholesaler from Phoenix, AZ. I sent out my first round of 525 Yellow letters to Absentee Owners a month ago and only got one call back. I have attached a picture of one of the letters I sent, but I ended up using black ink instead of red. I used the same font (my handwriting turned into a font) on the regular letter "#10" envelope as well. I used a standard priority mail American flag stamp. 

I thought they looked really good for my first round and doing them myself to save about $200, but there must be something I can do to get a better call back rate on the next round, which I plan to send out Monday. Thinking about sacking up and paying a little more to go thru YellowLetters.com?

Any advice is extremely appreciated!

 Hello Rene,

I am curious to how you could set up a word doc to be able to merge a list on to it? Sounds like a very smart, quick and cheap way to get those mailers done. Do you feel that you are loosing a little of the response rate, because it is typed instead of a handwritten look like so many people advise for the "personal touch?"

Hey Thank you @Jared Vidales! I would love to make it to a BP Happy Hour! I see you went to Cal Poly! I went to SLO for a short time until the economy crashed and couldn't afford the out-of-state tuition anymore, but man was it a great time and great school! Hello Bigger Pockets Community!

I am Billy from the Scottsdale, Az area and am interested in getting started in Real Estate investing by either flipping or wholesaling as a side business to my full time job at a high-end, custom residential architecture firm. I have a bachelor in business with a concentration in entrepreneurship and management. My mother has been a realtor since I was young so I have been around it for quite some time in that sense, but still have tons to learn which is why I am here!

My short term goal is to build a profitable side business in flipping homes or wholesaling.
