Hey @Eric Derer!  Your local options are probably not as limited as you think they are!  Have you searched for any meetups where you could start building your network?  Have you looked into house hacking?  It's possible to get into a small multifamily and cut your teeth with a low down payment mortgage.

If you are serious about long-distance investing, start with @David Greene's book found in the book store.  It provides some great insight into finding a market and building a team.

 David Greene wrote a book about long-distance investing.  I would recommend reading it so you can develop a strategy moving forward.  I personally think it's risky for your first investment, but there are a lot of people who start that way.  Feel free to reach out with any questions you come up with!!

Does anyone have experience developing a tiny home community?  We were kicking around the idea of buying an acre or two and putting six or seven tiny homes on it as LTR/STRs.  Has anyone ever heard of something like this?  We're looking in Arkansas, by the way.

It's important to note that the fees changed.  They aren't new.  Those with lower credit scores are still paying a higher fee than those with higher credit scores.  It also matters how much is being borrowed.  It's not as simple as the media is making it seem.

That's a fact!  Most realtors work with families to find their personal residences.  This involves a lot of emotion and a little financial savvy.  Working with investors is the exact opposite, which is why so many realtors struggle to work with them.

I taught an "investing basics" class to a group of realtors a while back.  I was shocked at what they didn't know about working with investors.  But I also appreciated they were able to acknowledge that and seek help!

Always ask your Realtor if they own investment properties AND if they like having them.
