I believe this to be a fraudulent service.  

I signed up with them through John Latimer and was then directed to Robin Carter because they claim to have a relationship with Delta Airlines. 

At best, they are quite poorly run with a website full of mis-spellings and minimal information.  Quite reminiscent of fake facebook sales ads.  I was foolishly hopeful that this was just due to the small size of the company.   However it never made sense that Delta would partner with such an operation.

my first "booking" through Search Stayz was for July 4th at my Palm Springs VR.  I was notified re: the reservation by Robin and was notified of the accepted price without my input.  I was given the guest name and I was unable to get any more information until about 5 days prior. I attempted to call the guest with no response.  Similarly I could not reach Robin nor John until 2 days prior.  When I finally did get ahold of them, they both just said they had been sick and that unfortunately the guest just happened to cancel right before they got back to me. 


I had a similar second experience for Labor Day Weekend.  No transparency, no guest response, and when push came to shove - the reservation just happened to cancel again. 

I have a friend with a very similar experience.  He told me he has information that Robin and John simply use our listings and advertise on Airbnb.  I do not know if this is true but does seem believable. 


Lastly, I was promised a refund by John and Robin and I have it in writing.  Unfortunately they never delivered and stopped responding to me altogether.   I have since contacted my credit card to cancel.

Thanks to both of you! Inspection was today...ton of issues with the property.  Not sure if the deal will end up working but if so, will definitely be getting sewer scope. thanks again

Hi everyone,

I got my first accepted offer on a duplex built in the 1980s, northwest San Antonio. 
I have a general inspection coming up but wondering what other inspections would be recommended?

I was thinking of having someone check out the foundation (my agent says this is usually in the $100 range). 
I was going to forego sewer scope - I’ve been rationalizing that this is fine since it’s 1980s built, however really I’m deterred by cost. Thoughts?

Any other recommended inspections?

Hi everyone! wondering much importance I should place on selecting a title company as a buyer for multifamily properties. I've heard that some can be more friendly than others in allowing transfer of title into an LLC after purchase (w/o forfeiture of title insurance). I placed an offer on a triplex with security title company listed. Good company? recs on others? Hoping it will not be an issue.

Hello everyone, I'm a new investor focusing on acquiring B/C class small multifamily properties (2-4 units) with goal of COC ~10% (or with potential to get there by adding value).

In the hope of increasing cashflow, I'm interested in billing back utilities to tenants.  I had seen a thread in 2015 on this topic but nothing recent. 

Anyone out there billing back utilities to tenants? 

-Only if separate metering? 

- billing back water /trash?

- any push back on this idea from property management?
