Utility Bill Back in San Antonio MSA?
Hello everyone, I'm a new investor focusing on acquiring B/C class small multifamily properties (2-4 units) with goal of COC ~10% (or with potential to get there by adding value).
In the hope of increasing cashflow, I'm interested in billing back utilities to tenants. I had seen a thread in 2015 on this topic but nothing recent.
Anyone out there billing back utilities to tenants?
-Only if separate metering?
- billing back water /trash?
- any push back on this idea from property management?
