This is the easiest subject to deal it seems. Do make sure to do your due diligence on other possible liens, have them sign a disclosure outlining the deal and get a power of attorney to handle the mortgage (s).

rennovate it, sell it for full price, be done.

There is a clause that would allow me to obtain a partial final plat as long as 3 or more tracts are completed In construction. I think I can probably use that route to get the ball started.

I didn't think to presell the lots primarily because I want to build on them myself but I could probably fund the development by selling 20 of the 39 and still get my project going.

its very amazing that merchantable lumber hasn't risen with retail prices!!

I'm hoping I can leverage the entire acreage for a 1st position loan to wrap up phase 1 which won't cost much to finish. 

should yield 39 tracts that I can build on. I've got 7 customers wanting homes asap.

a few banks I've spoke two won't accept the land as collateral with a subordinate agreement. Boggles my mind why it matters....they get paid first regardless.

I did explore the logging route, they offered me $6500 for 45 acres of oak. I was pretty shocked that pine is more valuable here.

good idea for them to make their roads where engineers say roads need to be.

i don't know that making lots bigger will make sense financially in the end simply because lot value in the end isn't much to begin with and the housing market is a little behind on appraisal values. We should be at $150/sqft and we are currently at 132 ish

I can't sell the lots for more than $35k and still hit my target 18% on the home sale value.

im hoping the city will allow me to get a partial final plat approval on a few lots in phase 1

If I can't fly there in my small plane I'm not going to invest. That's my rule anyways. Need to have the option to put your hands around someone's neck and shake if things go sour 🤫

Become a realtor and save your money. Probably the easiest path. I didn't take the easy path and sure wish I had.
