These issues and lack of quality are what forced me to become a general contractor in addition to my other dealings. I couldn't take the uncertainty anymore.

You had no fight in the dispute process... Maybe the pm didn't respond to the merchant dispute letters and lost by default? Regardless you had no due process in the dispute and the pm takes on risk that you pay them a fee for....this is 100% on the pm to make sure payments cant be disputed.

dont pay the pm a penny.

Santander doesn't let it's customers off the hook and screws folks all the time...I wouldn't let them off the hook at all. Full price!

Had a similar situation for a property in alabama. You can't make them budge and 3 years later you will see the home for sale at the same price.

just move on and don't waste another second. I wouldn't even reply back that you're not interested, no need to ruin her day with a lost sale.

I have been investing in Arkansas since late last year. Been doing really good so far. I am also a very accomplished builder. These guys need to be stopped. Is there any statewide  license or arbitration? New to the state as far as builder so I dont know. 

 It's the wild wild west here.... There arent any inspections on this work just electrical, plumbing, and mechanicals.

These are 2200 sqft homes fetching $132-145 per sqft new. Its absolutely absurd! The footers of the house are CMU block and filled in with concrete, no footer below the cmu block, just SP2.

Notice that brick goes all the way up, no footer or brick ledge only sitting on sp2, has 1 tie in 16" up from the sp2 and up the wall..nothing to hold the brick courses in place, not to mention missing water proofing/vapor barrier.

Go check out the homes in the circle...

they are very poorly built and wouldn't pass an inspection.

Bill, where is the 160 spec home development you're talking about? Is that something you're involved in? 

 Russellville arkansas. This is my project. We were having a hard time finding affordable lots to build on so I bought 45 acres and 39 lots of an existing sub division that was never finished. 

planning to finish the land development in phases. I'm primarily a spec home builder but now that I've wrapped up my first land development deal, I'll be doing more after this one!

A friend of mine bought a house in Fayetteville in 2018 and it has almost doubled in value since then!  I don't think there is much for the average investor in NWA.  If someone thinks there is, I would love to hear about it!!

 We are getting ready to build a sub division, 180 or so lots. We don't intend to sell many lots and plan to build spec homes on them. Expecting to get $145-152 per sqft.
