Are you living in one side?

@Brandon Allenczy as somebody who has tenants now in a month to month because the originals lease expired, I prefer the month to month. I can cancel renewal at anytime. I have good tenants and don’t plan to do that, but I feel like the lease locks in the landlord more than the tenant.

How will it benefit you to have a 1 year lease vs month to month and ride it out until you decide to change the terms.

@Ezekiel Joseph Berman living in a house with other people who also pay rent. Whether it’s renting out rooms in your home, having roommates, or a duplex where you rent the other side out. The income offsets or covers some or all of your mortgage allowing you to save money faster.

Vinegar is excellent at odor eliminating. Steam clean the floor with vinegar instead of regular cleaner solution. House will smell like vinegar for a couple days but as it dries the odor will leave.
Did you raise the house or was there no previous elevation cert?

I would offer tenant to pay for repair directly or use their insurance. 

Local school here does the same thing, requests a signed letter from the landlord proving residency. It's dumb.

Just to play devil's advocate:

Police view 1: It's a dispute over what items should be taken and what should be left? Sounds civil.
You sent them an itemized list of the missing items and say they owe you money for it? Definitely civil (you wouldn't send a bill to the person who stole your car).

Police view 2: Did anyone see the tenant take the stolen items? If not, you need proof they stole it since there was some time frame where the tenants were no longer in the house and before the landlord discovered it. Perhaps they moved and told their friends "Hey the house will be open when we move out tomorrow. Do what you want." Or could the items have been stolen in the past and that information not given to the landlord. Lots of holes that are required for magistrates and court purposes in these situations.

Local laws (how the court will handle it) will determine if she needs to evict him or can just tell him not to be there. In my county as long as you're not on a lease, the resident can kick someone out at any time. Assuming he isn't "living there", she as a resident can bar him from the property with proper notice. She can then charge him with trespassing if he returns.

This is all assuming she's willing to do so, but most likely not. Her other option is to request a protective order, and that depends on if she would meet the criteria and again be willing to do it.

From experience, sounds like she doesn't want to go through the process of making him leave for good. Either she needs to put him out, or she needs to go too.
