I actually went to a Tony Robbins event this past weekend and did the fire walk. I can tell you that there were no ashes covering the hot coals in fact right before I walked the guy added more hot coals to my pit. It's a clear as this.... You get what you focus on period! It was an amazing event with over 5,000 people and not one was burned so badly they needed medical attention. (That I know of) The coals were hot no doubt. I had a small blister on my foot but did.t affect me at all.

Hi Folks,

Is anyone using Freedom soft? If so can you list some ways your using it and list some pros and cons. We are looking for a CRM and testing one out now but thinking about trying FS.

Hello Ethan Rapier, Welcome to bigger Pockets. You'll find a lot of help here. I am from Ma. and we use the MAO formula (Maximum Allowable Offer) which is ARV (After Repair Value) times 70% minus Repairs. That is the most I will pay for a property. The % may be a little different in Indiana but I bet you'd be safe with the 70%.
Example: ARV=$100K times 70% = $70K minus 20K in repairs = $50K is the most I will buy that property for. I hope that helps.

Hi Maria,
Bandit signs are illegal in Ma. With that said people still put them up, I am from Ma and have had some up for over a year. It's going to depend on the town and how strict they are. Where in Ma. are you located.

Mason Valenzuela Keep in mind when sending a mail campaign that there are three key elements to the campaign, The List, The delivery System and the Copy. Absentee owners from a good list company should be a motivated list and If your target group isn't curious as to what's inside they won't open it. Use invitation type envelopes (a little more expensive but worth it) and birthday stamps or flowers or animals etc, or some type of occasion stamp. Change up the color of your envelopes depending on the season. i.e.: red for Valentines day or pastels for Easter etc. and last but not least keep your letter short and simple. If it's too long they may not read through it. Know who your targeting and remember it's what you can do for them that's important. There is a saying I'd like to share with you.
"If you can see John Smith through John Smiths eyes you’ll sell John Smith what John Smith Buys". Good luck Mason!

Hi Javon Rice, In our area in MA we are finding most pre-foreclosures have little to no equity. Out of state absentee owners would be a good list to obtain.
