What are some ways that people add value to their rental?  That is, what things do people do to their homes to charge more for rent?  Fixtures? Flooring upgrades? All input is appreciated!

Put a heat mat beneath bathroom floor tiles...

Kitchen bling. Granite, stainless, don't over build for your area, but kitchen is the place to stand out.

May or may not bring in more rent, but makes it easier and faster to rent if nothing else...
