You can get first month and 1 month security deposit.

No more getting last month in advance

I lived off Fordham at Decatur.

Off Broadway at w251,

And at the city line at w262.

I live in fishkill now.

Invest in newburgh, and fishkill.

Looking at poughkeepsie.

Im from the Bronx. I have rental properties in Fishkill and Newburgh. You can make it work, but it is uphill.

New York landlord/tenant laws and regulations are extremely favorable to tenants.

Eviction timeline,

Rent deposit regulations,

Rent control,

Impermissible to use eviction records to screen,

All across the board, tenants are favored over landlords.

Are protected in the same way as the other classes you mentioned. Same thing in some, but not all, other places...

Consumer credit includes credit card, car payments, and similar.

Best is pay them off.

If not, second best is switch the balance to low or no interest options.

Two ideas come to mind.

1) apply for a home depot pro credit card. They typically give up to 2 months before the first payment is due. Use the card to buy the materials and renegotiate with your contractor.

2) or consider talking on a partner. By my rough math, you have 44k in current equity. Find a partner with 22k and negotiate a partnership agreement, or form an llc together. They're in for a third and you retain two thirds..
