Hello, my wife and I invest here in Denver and in KC, MO. We'd like to take a deeper dive into the Wichita, Kansas area to get some understanding of what folks like and dislike about investing there. From a cursory look it seems fairly flat as far as appreciation (which does not scare us away) but not too shabby as far as price vs rent.   We were thinking of starting with looking duplexes to fourplexes to get an understanding of what's available. Any comments or insight is appreciated. Thank you!

Hi There,

We have not used a virtual assistant before but thinking we need to add that to what we do. Looking to call/text a 175 home area for development leads. I'll be honest. I have no idea where to even start and no idea what this type of thing should even cost. Then there's the factor of finding a good one. Can anyone point me in the right direction before I head in the wrong one?! Thank you for your ideas!

Look into LVP luxury vinyl plank. Been moving all our rentals to that over time. More expensive initially, but will last much longer.

Hey Chang, Originally from Dartmouth, Ma and now in Colorado. We bought our first sfh last year in Madison. One thing you will find is how amazing the people are in the Huntsville area. Not sure you can find nicer folks. At least everyone in the network we developed on the ground are straightforward and folks you can trust. Also by all the replies you can see how helpful the investors are. We invest in other areas of the country and its not quite the same. Happy to help with any questions and good luck.

Sorry it's vague in your opinion.  I'm not looking for someone to find me a specific property. I'm looking for folks who know the area who might have insight into some good areas to look at and areas to avoid. Probably posted this in the wrong forum but you never know.

My wife and I are based out of Denver and currently invest out of state in Kansas City, MO and Huntsville AL. Looking at Jacksonville now and just getting our feet wet. Would love to know thoughts on neighborhoods or zip codes from experts in the area. In our experience we have typically bought B-class properties (single fam or duplex) close to diverse areas of economic development. Some of the best advice/referrals that we have received was from local landlords on BP. Just thought we'd throw it out there. Cheers
