My wife and I are based out of Denver and currently invest out of state in Kansas City, MO and Huntsville AL. Looking at Jacksonville now and just getting our feet wet. Would love to know thoughts on neighborhoods or zip codes from experts in the area. In our experience we have typically bought B-class properties (single fam or duplex) close to diverse areas of economic development. Some of the best advice/referrals that we have received was from local landlords on BP. Just thought we'd throw it out there. Cheers

Hi everyone

Investor from Denver here that's been researching Huntsville. My wife and I currently invest here and in Kcmo but want to get to know this area and establish solid boots on the ground. We found that posts like this are a great start so thank you @Chang Zhang! We'll be following and trying to learn as much as possible. Would love to come out and visit.

Can't thank you guys enough for the great info which is why I love this community. Hadn't thought of the Triad, Greenville, Greensboro, Hickory area. Already feel more educated about the area. Will check into Greenville as I saw that mentioned a couple of times. Hopefully be able to make some of this into reality this summer.

My wife and I live in Colorado. We invest in rentals in Denver,Colorado and KC,MO currently. We're interested in learning about the North Carolina (Durham, Charlotte, Raleigh) market. Right now we can buy in Kansas City,Missouri and get fairly close to the 1% rule spending 85 - 135K in a single family. Anything similar out there? We are just learning at this point and trying to narrow down an area with visit coming this summer. Be great to get some local insight on what you're seeing price wise to help us narrow our search.  Thank you.

Any one investing in the Kalamazoo, MI area that can give us a bit of info?  We invest in Denver, CO where we reside and also Kansas City, MO. Just curious on the negatives and positives of the area. Looking at single families and the types of returns possible. Hearing that its well over the 1% rule. Does anyone have a good property management company in the area that they can recommend.

Thanks for your input Mathew. I'm aware that there are not 2 security deposits. Just want to make sure I'm going down the right path with how I'm handling it. It's nice to see that you would handle it the same way.
