I have a fondness for Tampa having gone to school there is a previous life...and have been tracking the market there for some time, and am giving serious consideration to coming down there to start investing, buy and hold, fix n flip, my market area is super expensive and difficult to gain entry at certain price points...based on what I have been reading it appears that the future of Tampa is going to change, for the better I believe...just my opinion ! 

Talk with a tenant, preferably a woman there and someone with kids, you will then get the real deal as to what is going on in the complex, troubled tenants, drug dealers, unemployed tenants, baby mamas...I'd be honest, tell them your considering purchasing the property and are looking for info, ask her what the problems are, and more importantly ask her for suggestions on how to fix the problems...that kind of free info will be worth thousands...just my opinion !

Just curious about the Tampa market area and would appreciate hearing what people with "boots on the ground" are seeing in that marketplace for trends in the housing market (days on market, months of inventory etc.) , pricing, rents / vacancy rates, fix n flip opportunities, buy & hold strategies, buying smaller apartments (4-12 units)...I am seriously considering investing in this marketplace since pricing in my market area is through the roof...this would be long distance for me but I have knowledge of the area having gone to college there in a previous life and have more than a handful of strong contacts as well...an feedback would be greatly appreciated, have a good weekend everyone !

An investor can likely buy his/her own Porsche and probably would think your "attention getter" is a turn off...just my opinion !
