Yes finding "deals" ( you need to insert your definition of a deal here ;) is the toughest part, for me at least. 

Personally, I have had success locating public MLS websites ( a delayed version of the licensed MLS portals) for specific locales. Plus there are a lot of global mashup sites like zillow that pull info from a lot of sources and can be a useful tool sometimes albeit less accurate in my opinion. I always pull active, under contract and solds when developing comps to get the full picture/trend. Cherry picking the MLS in a hot market like mine is very tough, so I send out a lot of offers that don't get a response, but hey if it was easy ...

Also consider your local county/city for preforclosures, probates, auctions, etc.

I started out using and still use a public MLS for specific areas as one tool. I typically go right to the seller agent or if any resistance use a buyer agent. I submit whatever I feel a fair offer for the property is based on my criteria for either flip or cash flow. You can also check with your county, city for pre-foreclosure listings and municipal auctions - in my areas there are weekly. Private auction websites and hook up with wholesalers in your areas.

Since each state, county, locale has different tax lien sale programs why not just educate yourself on the specific area you want to invest in ? Why use a club ? In my county there is a 3 year redemption so chasing tax liens isn't worth my time.

Hi Joel,

Like you pointed out in a response to someone posting a commercial property in the marketplace, the numbers were dubious and the information incomplete. I feel that is the problem with most of the ads. I would rather spend any time on this site sharing my experience for the common good and stick with my trusted sources for product, services.

Consider a template format requiring certain information for those posting any for sale ads.

Hey Michael

While I try not to give advise on this site I will say I agree with much of what @Bill S. and others have said.

However I do share my experiences, in that I lived in my first flip and worked on it in my free time on weekends and nights (my day job is engineering too ;). It took 1.5 years of constant work living in a construction zone and a constant outflow of cash. Much longer and expensive than I originally anticipated but I learned a ton. In the end I did well on the flip but not a situation I want to repeat. 

Afterwards I quickly realized that in order for me to continue and grow the business I needed a good stable income. For me it is a marathon not a sprint.

Like to hear from anyone who has owned/owns large complexes. What is the best technique for appraising 20+ unit apartment complexes ? What are some hidden pitfalls (if any) with larger scale investing ?

Really good tile install professionals are hard to find. Especially ones who will do smaller jobs in investment properties. If you are in the Denver area and would like to be considered when jobs come up, please connect.
