Hoping to get some insight on an off market up and down duplex in Pittsburgh that I am interested in. The property has been owned by the same owners for about 20 years. After calling the county assessor, they have this property recorded as a single family home. They also said that if the home is being used as a duplex, they would need to be informed. Has anyone run into this before? What kind of process is it to have this property be a legit duplex? Should I stay away from this deal? Thanks in advance

Thanks for that Michael, that totally makes sense. This deal is off Market. Any advice on closing this deal without a real estate agent? If you have any experience with this I just need to know the step by step process to complete this.

Hello all, I am looking into buying my second duplex and want to present seller financing to the seller, But I need advice on how to present this without scaring them off. I have never used seller financing personally. So my questions are how can I best present this to the seller. What terms should I be looking for, and lastly if accepted, how do I go about this process legally as far as who do I need to hire and have write this up?

Hello, I am looking for advice on structuring an owner finance, off market deal. My questions are:

1. Do I/ should I use a realtor or just hire a lawyer and get title insurance?

2. How do I legally set up the owner financing? Will the title be in my name or the sellers?

3. What should I look out for when purchasing off market properties?

Hello everyone, I am hoping to learn from some of you do it yourself landlords out there. I'll give a situation that happened to me and I'd like to hear different ways to handle it. I work full time, my tenant texted me early in the morning that the furnace was out. Keep in mind this is when the outside temp was well below zero so this needed fixed ASAP. So I called the local heating company and they said they'd be out sometime before noon. Luckily my tenant was off work, so they were able to let the heating guy in so he could fix the furnace. My question is what if no one was able to be there to let the heating guy in? The only solution for me is to stay home from work until the problem is solved and that just isn't ideal. So how would you handle situations like this?

@Nathan Churchill I've reached out to cozy customer service and they do not have any option to only accept full payment. While I do charge late fees, I do see this being an issue if I have to evict.
