i am looking to buy a duplex, live in one, rent the other out . Do I need to get a certificate of occupancy and or a housing business license? When do these things come into play?

Hi I am in the process of getting pre approved for a loan, so my next step is finding a realtor. I know the best scenario is to find one who is an investor. Where should I turn to find a realtor who invests? Anyone have a certain company or source they are happy with?

How does everyone feel about fha loans? Here's my plan. I want to get an FHA loan to buy a duplex. Live in one half, rent the other half out. I have not made any moves yet. What's my first step? Go to my bank and get pre approved, then get with a real estate agent? Thanks for any input, love these forums.
