Sorry Jay but you're not getting 10% net in Japan right now unless you buy in the middle of the countryside... which with a declining population is far from a good idea. The major cities here are yielding anywhere from 5-10% gross at max occupancy, which is more 4-8.5% net. Agree there are no tenant problems here whatsoever, however there are other costs like AD and so those 4-8.5% net yields are realistically another 10-20% lower. 

Still a great deal when financed at 1% through a local bank at 100% LTV however!

Quick question regarding normal practice surrounding rents when a tenanted investment property sale is finalized mid-month. I assumed (this has always been the case for me in the past) that when buying a property mid-month that the buyer would receive rent in the pro-rated amount for the number of days remaining in the month of purchase after purchase date. However I recently closed a deal on the 12th of a month and the rents weren't included in the closing. I asked my agent and they said they'd follow up, then came back to me reporting that the previous owner doesn't feel she has to pay this now. Not really sure what my options here are.

Was this a miss by me? Or by my agent and I should have caught it earlier? Curious what convention is and what kind of rights I have to claim my money. It's just under $2000 so not the end of the world, but for someone like myself where that represents a full months living expenses I don't want to give it up when it's something I should he due.

 How do I go about teaching english? Is it something I have to sign up for first before I leave or I just go and find a job? 

 Either works, I've known people to do borh, although personally I felt a lot more comfortable getting set up before going over. Feel free to PM me; you should be able to find a lot of info online about it as well.

Move to a major city in Asia and teach English for a year. You'll make the same money you do now, change your whole perspective on life, and will meet a number of people from all different countries and learn about ways of thinking and opportunities you never thought possible. I did it at 22 and the experience of getting out of your comfort zone and learning new things is eye opening. Worst case scenario you're back home a few months later none the worse off.

Oh yeah, and sell the car bud :)

Agree with most of what was said here. I gave RDPD a shot after hearing so much about it and couldn't last more than 20 pages. I've read a couple books on psychology and psychological investing and was really blown away - great substance in an interesting and intelligent manner.

I live in Japan and can assure you 50 year loans for real estate do not exist here. Maybe 35-40 years ago during the bubble here things were different...
