I am new to marketing, but I did ponder about this very situation earlier today and how I'd approach a seller. In my market, I think this is definitely something that would need to be discussed when negotiating with a seller. I say I think because I have not yet begun my marketing campaign, but here is my rationale: The 1200 sq.ft homes built in the 40's and 50's across the street from where I live run about 800k starting and will definitely need work. Any Joe Shmo can go online nowadays and get a ballpark of what their home is worth, so how is a seller not going to bring up a six figure difference in price between what Zillow is showing and my offer? I think each market is different and what will work in one wont necessarily work everywhere else.

 Anyone foolish enough to contact you without getting the free opinion of a REALTOR first is not as smart as you're enviaioning. In my day job we send around 20k demand letters and settlement offers each month. The snap pack aka zip letters we deploy November to March and our response rate is nearly double. Consumers focus on that sort of mail during those months. Other times of the year it's around a 15% boost and not worth the extra money.

If you tape a quarter to each letter or postcard they will get noticed more too.

Ask for copies of the existing leases and their underlying applications. Screen the tenants yourself and see if you'd rent to them. I suspect if you start demanding his tax returns and then estoppels on an 8 unit deal you will be told thanks for your interest.

Rents can be figured out on their own. I'd want to look at the past 5 years expenses.

Brent in the example I questioned at least 160k. Enough for a second paid for house.

I would I inform the tenants I need to approve their choice, not choose it for them. The shed gets affixed to the pad which makes it a leasehold improvement. You could ask for 12-24 lease extension with 3% rent bumps too. You're in a great position where you get to make money while doing a favor for your customer.

I would threaten to sue the seller under the equitable title doctrine and try to shake a few grand loose.

The real issue is Michael could not prepare legitimate offering documents because he has no background or experience that would induce someone to invest with him. He cannot state any relevant experience to what he is trying to do.

If you want to change your life Michael it's not going to happen here. You need to address the causes of your unproductive thinking with a cognitive behavioral therapist. Good luck.

Both PayPal and Square are payment aggregators which means they process many merchants payments through a single merchant account. You can get far better rates on an actual merchant account from your bank or even Costco. All of them handle the mobile scanners now.

I do not allow tenants to pay electronically because I wouldn't want a savvy tenant to charge those payments back after their tenancy has ended. I think everyone is blissfully ignoring there is major downside risk accepting payments this way.

Exactly it's important that you state tenant agrees to pay additional rent of X amount per day week month the unauthorized animal is observed in the unit. We charge 300 one time per month if we observe one any time during the month. We feel fairly compensated and they have until the 1st to make arrangements for the pet which we feel is in the best interest of the pet.
